What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service needed?

Real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting your home on the market

A measurement service can secure a fair price for your home. Area is one of the most important factors potential buyers consider when purchasing a house — but since these values are often approximated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

Material for agents

To ensure that your client's property sells at a price that appropriately reflects market value, we recommend requesting a home measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested because they can see the layout and characteristics of the house before and after a tour.
